When You List with Me I Will:
ü Help you determine the most appropriate price to list your home by using a computerized market analysis of homes comparable to yours. This analysis shows homes currently for sale, those recently sold, and those that did not sell
ü Describe your property to my RE/MAX sales colleagues on the first Monday following the listing of your home and have them view it
ü Distribute copies of your listing to all RE/MAX sales people to consider for their potential buyers
ü Complete a feature sheet on your home
ü Submit a copy of your listing to MLS *
ü Place a "For Sale" sign on your property
ü Verify mortgage information (when applicable)
ü Recommend a contact to give mortgage and financing advice
ü Place a computerized keysafe on the front or back door, or other appropriate location, of your property
ü Offer suggestions and ideas on how to make your home as appealing as possible
ü Provide a list of reliable sub-trades people who could assist you when necessary
ü Advertise your home weekly in the Edmonton Journal
ü Market your home on my personal website at www.anndawrant.com
ü Hold public open houses about twice a month on Saturday or Sunday afternoons from 2 p.m. to 4 p.m. (subject to your approval)
ü Communicate feedback from clients and realtors who have viewed your home
ü Keep you informed on market conditions and other factors that could influence your home's marketability
ü Represent you when any offer is being presented
ü Advise you on acceptance and counter-offers, and assist you in negotiating the best possible price and terms
ü Help buyers arrange financing when necessary
ü To ensure prompt closing, I will instruct your lawyer to proceed when sale is completed
ü Deliver keys to the new purchaser or his/her agent once your lawyer has advised me that funds have been received and that keys may be released

Traditional Marketing

Pricing Your Home
When you think about it, there are several other homes for sale competing with your home. I will help you price your home competitively to attract qualified buyers. The way I do this is by generating a Comparative Market Analysis (CMA) report, which will show you a range of prices being paid for homes in your area.
